🌟PropTech Star of the week: InnerSpace

InnerSpace is a Canadian indoor intelligence SaaS startup. Their primary offering is a utilization platform that leverages existing Wi-Fi infrastructure – without the need for sensors – to deliver actionable insights to optimize work space usage. The company recently raised $10M in Series A.

InnerSpace’s technology isn’t just about creating digital replicas of indoor environments. Instead, it’s about combining spatial data with analytics, creating a framework for more efficient space management and enriched user experiences. The sophisticated merger of real-time data collection with intelligent mapping offers facilities a dynamic way to understand and optimize their spaces.

Using existing Wi-Fi infrastructure, you can measure the number of people in your space and map their location over time. InnerSpace does this by anonymously tracking smart devices like mobile devices and laptops inside a building

What do we like?

  • Data-Infused Indoor Mapping - The combination of real-time data analytics with indoor mapping enables a level of data-backed space optimization. The potential applications span from retail store layouts optimized for sales to emergency evacuation routes in large facilities.

  • Sensor-less Technology - InnerSpace’s unique sensor-less technology means users don’t need costly installation or device management. They can get started relatively quickly using existing Wi-Fi infrastructure.

  • Integration-Friendly Platform - InnerSpace can integrate with existing systems. This means businesses can potentially implement their solutions without the headache of overhauling current infrastructures.

  • Strategic Analytics - Moving beyond mere mapping, InnerSpace's platform analyzes spatial data patterns. This functionality could influence operational strategies across diverse sectors, from retail to healthcare.

What are the risks?

  • Data Privacy Issues - In an age where data privacy is paramount, InnerSpace's data collection, even if anonymized, could be met with skepticism or resistance. They'll need to navigate the balance between utility and user privacy.

  • Tech Dependency - An over-reliance on technology often brings its own set of vulnerabilities. System downtimes or potential cyber threats could disrupt operations.

  • Adoption Rates/Demand - Given the decline in office space demand, the total addressable market (TAM) may decrease. Increasing remote work environments may decrease the need for such work space optimization services.

  • Existing Infrastructure - InnerSpace may not work well in areas with high signal impendence or old structures without sufficient existing network coverage.

Overall

Sensor-less technology is definitely the way to go for this business case. InnerSpace has a promising solution in an age where data-backed space optimization decisions are critical. From a sustainability perspective, it’s a great way to understand where to save on utilities costs and optimize for space efficiency.

However, the biggest risks would be from existing infrastructure coverage networks and declining demand for commercial space. These dependencies directly affect InnerSpace’s growth potential. It will be interesting to discover how the company can overcome such obstacles or explore new avenues to supplement decreased office space demand.
